With equipment configured, you can connect your BMS data to Elipsa via MQTT to stream real-time data.
This real-time streaming of data enables the Elipsa platform to monitor for multiple area of potential failure and inefficiencies.
AI-Based FDD Templates
Elipsa’s FDD solution is based off of the mapped points that your system already has. Elipsa comes with pre-defined libraries of monitoring templates for a wide range of mechanical equipment. Our templates define a list of AI-based models and ASHRAE 36 based rules that monitor the specific elements and sub-components of your existing equipment.
In our UI, if a model or rule has a green checkmark next to each required data point then this will automatically be run when live data is streamed to Elipsa. A red X icon indicates that this data point is not configured. This could be missing from your BMS, not added to Elipsa, or perhaps it is a datapoint that is not relevant to your equipment and setup. This screen makes it easy for you to view which points you have, and which you do not while also clearly showing what the Elipsa FDD solution will be monitoring for you.
Gone are the days of your painstakingly having to tag your data manually, and gone are the days of having to write code and arbitrary rules to monitor for.
The Power of AI In Smart Buildings
The power of Elipsa’s AI in FDD is that the system learns what normal operation is from your historical data. Even if you have points where you have not been tracking histories, Elipsa can start building that history and train the initial model in a matter of weeks without any code or even any additional clicks by the user.
AI helps ease the pain of trying to implement FDD and thus increases the realization of your ROI.
With the system trained, the individual models are built and rules defined. As new data streams in, the points are run against the models and rules to determine whether there is a detected issue. These issues can indicate potential failure as well as inefficiencies in the equipment operation.
As a result, FDD offers the benefits of being able to manage your maintenance schedules while also increasing the energy efficiency of equipment. In turn, FDD can help to reduce truck rolls and energy consumption.
Unlike rules that tend to have a binary yes or no response, AI predictions come with a confidence score in the certainty of it’s prediction. In the case of FDD, this can be interpreted as how far away from normal the current state of operation is.
This confidence helps to prioritize issues with low confidence score predictions resulting in equipment in yellow on the watch list and high confidence scores, or even a large number of low confidence predictions, resulting with equipment in red on the fault list.
This prioritization helps maintenance teams optimize their schedules and to help catch incidents before they occur.
AI Generated Diagnostics
In addition to creating prioritized alerts, Elipsa utilizes AI large language models (LLM) to diagnosis the problem. Each and every model and rule includes unique AI insights providing possible causes to the problem and recommended fixes. The result is an alert on a specific are of your equipment for a technician to look, and an action plan for them to take to fix the problem and get the equipment running optimally again.
